Instant has delivered a new flexible office in Bangkok for a global financial data provider under a six-year managed office agreement.
The Instant Group, the largest global marketplace for flexible workspace, has delivered a new flex office space in Bangkok for a global financial markets infrastructure and data provider as part of a six-year Managed Office agreement.
Instant's Managed Office product affords companies a unique way to procure and deliver space, on time and on budget, incorporating a tenant’s brand and office specifications while Instant assumes both the lease and management of the space. Globally, The Instant Group has delivered over five million square feet of Managed Office space for large multinational companies including Jaguar, Land Rover and GSK.
ABOUT THE BANGKOK OFFICE
Completed in June 2025, and designed to the equivalent of LEED Gold standard, the office comprises a total of 29,417 sq ft in Office Tower 4 of the new One Bangkok mixed-use development, one of the most premium buildings in the market currently.
Instant was tasked with relocating, modernizing and upgrading the company’s office, improving the workplace experience for employees, reducing office footprint by approximately fifty per cent and future proofing their real estate portfolio as the business embraces hybrid working models. The new solution not only meets these objectives, but it was delivered via an innovative commercial model which allows the client to benefit from a number of P&L advantages compared to traditional delivery methods.

The Managed Office product allowed us to deliver a customized tenant-branded space quickly that suits the client’s organizational goals and the needs of employees,” said Paul Marshall, The Instant Group’s Executive Director, Managed Asia Pacific.
The new office features a diverse range of work and collaborative zones, including:
- Meeting rooms - five and 10 pax with Condeco room booking and Poly AV/VC systems;
- Focus rooms - one to two pax with both informal and formal set-ups on offer. The formal rooms feature a joinery bench and 34 inch curved monitor while the informal rooms include a small round table and meeting room chairs;
- Project room - a space to collaborate and solve problems. Featuring movable TV screens on stands, and tables that can be moved to allow for different arrangements and meeting agendas;
- Multipurpose room - designed for training sessions and town halls, equipped with training tables and chairs. It can be set up in four different configurations: classroom style, U shape meeting table, fireside chat (operable walls closed) and Town Hall (operable walls open);
- Collaboration areas - including mixed furniture settings such as high tables, discussion booths, meeting pods and mobile writing boards. The multipurpose and collaboration rooms are equipped with a LED wall (3.6m x 2m), repeater screens and confidence monitor on mobile cart, video conference system, speaker system, mics, touch controller, and operable walls.
The building incorporates technology throughout including occupancy sensors by FM, systems at desks, in meeting rooms, collaboration spaces, and even pantry spaces. This enables the workplace team to optimize workplace settings and configurations. Digital lockers designed, supplied and installed by Yellowbox also allow the client to draw data on office usage from the online portal. The lockers are interfaced by app or by business cards and can be booked in advance.
Recreational and social spaces are also a key part of the design with the office featuring wellness rooms for both physical and mental health, a sick bay, mother’s room, and a games room equipped with darts, table tennis and a football table. The Hub is a central communal area, and heart of the office designed in a way that invites colleagues to break away from their desks for refreshments and/or meet informally to collaborate throughout the day. RISING FLEX OFFICE DEMAND IN BANGKOK
Like many cities across the Asia Pacific region, Bangkok’s flexible workspace scene is gaining traction and growing quickly. Demand for flexible workspaces in Bangkok grew by an impressive fifty three per cent in 2024 compared to 2019, with the average transaction size of deals up by 66% across the same time period. The average contract term length also increased by 10% in Bangkok last year compared to pre pandemic levels (2019), while average desk rates softened by 14% over the same period with a desk costing an average of 349 USD per month.
With government support for flexible work models through initiatives like the Digital Economy plan, Thailand 4.0 and amendments to the Labor Protection Act, businesses in Bangkok are increasingly turning to flex. Flexibility, cost efficiency, and employee satisfaction and wellbeing are essential for businesses to stay competitive and agile in a dynamic market.
